With rapidly changing financial technology and ever-increasing on-demand services come new opportunities to redevelop and reuse commercial and industrial spaces. Will driverless vehicles reduce the need for central warehouses? Will restaurants need more kitchen space to accommodate increasing takeout orders? How will existing retail, office, parking and industrial spaces be repurposed to meet these changing needs, and what are the mid- and long-term implications for housing in your markets? Finally, how will deregulation and revisions to the tax code impact every one of those questions?

Panelists:

R. Kymn Harp, Robbins, Salomon & Patt, Ltd.

R. Kymn Harp is a Chicago, Illinois, attorney with nearly 40 years of experience representing investors and developers engaged in redevelopment and adaptive reuse of underutilized property. He is a shareholder and board member at Robbins, Salomon & Patt, Ltd., where he chairs the firm’s Business and Real Estate Transactions group. A frequent speaker and author on project due diligence and other real estate topics, Kymn published his second book on commercial real estate in August 2016 entitled Illinois Commercial Real Estate: Due Diligence to Closing, with Checklists. Kymn actively counsels clients seeking to add value to distressed and functionally obsolete properties, as well as ground-up development. Kymn takes a practical approach to project redevelopment, focusing on strategic planning, due diligence and achieving his clients’ post-development objectives.

Jim Terrell, A&G Realty Partners

Jim Terrell is currently Senior Managing Director for A&G Realty Partners, designing and implementing real estate strategies for leased and owned properties, including warehouse and corporate office restructuring, consolidation and disposition. His experience includes 36 years with Sears Holdings, notably as COO of the Sears Holdings Real Estate Portfolio. He has also served as President of Clean the Barn, a real estate consultancy focused on rationalizing real estate portfolios. Over the course of his career at Sears, Jim repurposed dozens of facilities, including stores, distribution centers and offices through leasing, assignments and redevelopment, often in collaboration with third parties. He negotiated hundreds of property divestures, including terminations, sales and exchanges. Additionally, he participated in or directed several complex transactions, including the merger creating Sears Holdings Corporation, the spin-off of the Seritage Growth Properties REIT. Terrell was also part of the M&A team that led to Sears’ acquisitions of Land’s End and other companies.

Scott Henry, Celadon Holdings

Scott Henry’s lifelong goal was to be a developer, and he took his first step by earning a Professional Degree in Architecture at the Illinois Institute of Technology. After obtaining his license in architecture, Scott worked with a number of firms developing commercial real estate until 2000, when he joined JPMorgan’s Low-Income Housing Tax Credit (LIHTC) investment group. There, he earned a CCIM designation and expertise in multi-family finance. Scott was promoted to executive director and was part of the senior management team helping grow the line of business into a $4 billion portfolio with more than 800 properties accounting for 75,000 apartment units across the country.

In 2008, Scott left to form Celadon Holdings, an affordable housing developer, utilizing the same gold standard due diligence and management approach that he utilized at JPMorgan. Scott has been designated as a pre-qualified developer through the NSP program, the Cook County Housing Authority and the Chicago Housing Authority. He has completed affordable housing redevelopments and Low Income Housing Tax Credit (LIHTC) syndications within and outside Illinois totaling over 1500 units.
